Property Management Features -

Arruda Properties, Ltd., offers Property Management to assist the needs of landlords and tenants located on the Island of Hawaii. Benefits to a landlord include tenant screening, rent collections, monthly disbursement to the landlord, maintenance, utilities and vacancy reporting.

Tenant Screening -

Our goal is to find RELIABLE, GOOD tenants. Once a tenant is identified, we verify employment and income, run a credit check, check previous landlords as references, and collect a security deposit.

Rent collections -

We collect rent due the first of each month. If rent is not received by the 5th, a formal notice is sent. If still not received by the 12th, we begin the collections process.

Monthly statements -

We mail statements to you by the 1st of each month. Rent income and any maintenance expenses are paid by us and deducted from the rent income. A check is included for any excess balance in your account.
